The pool was drained and now the plaster is cracked

This page exists because it is the most expensive mistake in the whole subject, and it is nearly always made by someone trying to save money on a job that costs $300 to $800.

Why an empty pool is a problem, not a clean slate

A pool shell spends its life with tens of thousands of pounds of water in it. Everything about it, the plaster chemistry and the structure, assumes that water is there. Take it out and three things start working against you.

Heat. Plaster is meant to stay wet. An empty shell in Mesa sun in July becomes an oven, and the surface dries out and shrinks. That produces crazing, a fine spiderweb of surface cracks, and it can happen in hours rather than days. Draining a pool in the afternoon and getting to it tomorrow is how a cosmetic job becomes a permanent one.

Hydrostatic pressure. Groundwater under the shell was previously balanced by the weight of the water inside it. Empty, the shell can be pushed upward. Across most of the Valley the water table is deep enough that this is an uncommon failure, but it is not impossible, and it is much more likely after sustained monsoon rain, next to heavy irrigation, or on a property where the water table is locally high. A popped pool is not repaired cheaply.

Time. Each additional hour the shell sits dry adds to both.

How a professional drain avoids all of it

The method is not complicated, and it is mostly about sequencing:

  1. Drain, wash and refill as one continuous operation. The pool is never sitting empty waiting for the next visit.
  2. Work in the cool part of the day, and avoid peak summer for elective work where the schedule allows it.
  3. Keep the surface wet while working, rather than letting it bake between stages.
  4. Check the hydrostatic relief valve where the pool has one, which is what lets pressure equalise instead of lifting the shell.
  5. Start the refill immediately and get water back in fast.
  6. Balance on refill, because fresh Valley fill water is hard and a newly acid-washed surface is chemically raw.

What you pay for is mostly that order of steps. The acid is cheap.

Where the water is allowed to go

Worth raising because people are frequently surprised. Draining tens of thousands of gallons has rules attached, which vary by jurisdiction, and the possible destinations are generally the sewer clean-out or an approved discharge point rather than simply over the back wall and into a neighbour’s yard or the street.

Chlorinated or acid-treated water going somewhere it should not is a genuine problem, not a technicality. Ask your city before you drain. Mesa, Gilbert, Chandler, Tempe and the county all publish requirements, and a legitimate pool company will already know them.

If it has already happened

Surface crazing. Fine hairline cracking across the plaster surface. Frequently cosmetic. It is worth having looked at before assuming the worst, and in some cases the appearance improves with a proper wash and rebalanced chemistry.

Wide or structural cracks. A different trade. This is shell repair, not cleaning, and an acid wash does not address it.

A shell that has visibly lifted or shifted. Specialist structural work, and unfortunately a serious number.

Find out plainly which of the three you are looking at, because two of them are not acid wash work at all.

What it costs to do it properly

WorkPrice
Pool drain and clean, no acid$200 to $450
Green pool cleanup$250 to $600
Full acid wash$300 to $800
Large or luxury pool$700 to $1,200+

From the pricing page. Against the cost of a cracked surface or a floated shell, this is the cheap end of the range of outcomes.

Frequently Asked Questions

How fast can a drained pool be damaged in Mesa?

Faster than most people expect. Plaster is meant to stay submerged, and an empty shell sitting in Mesa's summer sun gets very hot while its surface dries out. Crazing and surface cracking can appear within hours on a hot day, which is why a professional drain, wash and refill is run as one continuous job rather than left open overnight.

What is pool popping?

Groundwater pressure under an empty shell pushing it upward, because the weight of the water that was holding it down is gone. It is far more common in high water table areas than in most of the Valley, but it is not impossible here, particularly after heavy monsoon rain or on a property with irrigation or a high local water table. It is catastrophic and not repairable in any cheap way.

Can I drain my own pool to clean it?

You can, and people do. The risks are heat damage to the plaster, hydrostatic pressure, damage from improper refilling, and where the water is legally allowed to go. If you are going to, do it in the cool months, do it early in the day, and have the refill running the moment the cleaning is done.

Can cracked plaster be repaired?

Surface crazing is often cosmetic and can sometimes be improved. Structural cracking in the shell is a different matter and is a repair job rather than a cleaning job. Be clear about the line between the two, because an acid wash on a cracked surface does not fix anything.
