Chandler is really two pool markets

Like much of the East Valley, Chandler grew in waves, and its pools reflect it. Central and north Chandler — the older, more established parts of town near downtown and along the Arizona Avenue corridor — has plenty of pools from the 1980s and earlier: original or second-generation plaster that stains, mottles, and scales, and that’s classic acid wash work.

South Chandler is a different story. Communities like Ocotillo, Fulton Ranch, and the neighborhoods around the 202 loop built out later, many with lakes, higher-end homes, and modern pebble finishes. Those pools scale at the waterline like every pool in the metro — the water is the same brutal 16–28 grains per gallon of hardness — but they usually need calcium and scale removal and careful tile cleaning rather than a full plaster strip. Ocotillo’s lake-community pools in particular tend to have nice tile that has to be bead blasted, not scraped.

Green pools and Chandler’s rentals

Chandler has a strong rental and relocation market — a lot of tech and manufacturing workers moving in and out — which means homes that turn over and pools that occasionally sit unwatched. Chandler’s draining rules — and the 12-gpm detail

Chandler has some of the more specific drainage guidance in the East Valley, and it’s worth knowing. No permit is needed if you drain into the sanitary sewer cleanout on your property or keep the water on your own lot. What’s prohibited is a pipe hard-plumbed to discharge off your property — for example, running it out to the street. Chandler also recommends a drain flow rate of no more than 12 gallons per minute so you don’t overwhelm the sewer system. We drain to the right point at the right rate, so a restoration job never becomes a stormwater complaint.

Protecting newer finishes

Because so much of south Chandler is newer pebble and aggregate, water balance matters. The hard water that crusts the tile will, left unbalanced, work on the finish too. After any drain-and-clean or scale removal we rebalance the chemistry so the surface isn’t sitting in aggressive water. On older central-Chandler pools that have been acid washed a few times already, we give the honest call on whether it’s time for resurfacing prep rather than spending another plaster layer on acid.
