Tempe’s pools are older — and heavily rented

Tempe is landlocked and largely built out; it doesn’t have the endless new-construction sprawl of Gilbert or south Chandler. That means Tempe’s pools skew older, with a lot of 1960s–1980s plaster in neighborhoods across south and west Tempe and around the older parts of town. Draining a pool in Tempe — know the 35,000-gallon line

Tempe’s drainage rules have a specific threshold worth knowing. Residential pools under 35,000 gallons may be drained to certain rights-of-way, but draining into a sanitary sewer manhole in the street is prohibited. If you’ve got a larger residential pool over 35,000 gallons, or a commercial pool, Tempe requires you to get authorization from Environmental Services before draining. Most backyard pools fall under the threshold, but we check volume and drain to the compliant point either way — the last thing a restoration should cause is a city violation.
